Are there any hidden fees?

No. All fees are disclosed upfront and clearly outlined in your Operating Agreement and MIPA (Membership Interest Purchase Agreement). What you see here is what you pay.

How are monthly property expenses calculated?

Monthly property expenses (mortgage, taxes, insurance, utilities, maintenance) are split proportionally among all owners based on their ownership percentage. A property with $2,000/month in expenses split 8 ways means each owner pays $250/month.

What's the difference between PlumConnect and PlumConcierge?

PlumConnect ($50/month) gives you the tools to manage your property yourself—scheduling, communication, documents, and banking integration. PlumConcierge ($100/month) is full-service management where Plum acts as your LLC manager, handling all bills, coordination, and administration. Think DIY vs. done-for-you.

When is payment due?

One-time fees (PlumCertified, LLC setup) are due when services are rendered. Transaction fees (Success Fee, Marketplace Fee) are due at closing. The Reserve Fund is due at closing but is refundable when you sell. Monthly fees (PlumConnect $600/year, PlumConcierge $1,200/year) are billed annually in advance.

Can I switch from PlumConnect to PlumConcierge later?

Yes! Many groups start with PlumConnect and upgrade to PlumConcierge when they want hands-off management. You can switch at any time, typically at the start of a new billing cycle.

What is the Reserve Fund and do I get it back?

The Reserve Fund (3% of share price) is held by your LLC—not paid to Plum—for property maintenance, repairs, and capital improvements. When you sell your share, the Reserve Fund is refunded to you in full. The new buyer then contributes 3% to replenish the fund. Think of it as a refundable deposit that stays with the property.

What happens if an owner doesn't pay their monthly dues?

Your Operating Agreement outlines remedies for non-payment, including late fees, suspension of usage rights, and ultimately forced sale of the share. With PlumConcierge, we handle all collection and enforcement.
